Fascia & Soffit - what to expect

Fascia and soffit boards are the horizontal timber (or nowadays uPVC) trim running along the edge of the roof. The fascia is the vertical board you see from the street, the soffit is the underside that closes the gap between the wall and the fascia. Once these rot, water starts getting into the eaves and the rafters — replacing them is almost always cheaper than dealing with the roof damage that follows.

The overwhelming majority of UK homeowners now go with uPVC over timber - it doesn't need painting, doesn't rot, and comes in colours (Anthracite Grey and Black Ash have overtaken white as the most-requested finish since 2020). Standard boards are 300mm deep for fascia and 150-450mm wide for soffit depending on the eaves overhang. Foil-wrapped uPVC gives a wood-grain effect if the property is period or in a conservation area.

A quality install includes over-fascia vents (a continuous slot the birds and bats can't get through) plus soffit ventilation - modern lofts need the airflow to prevent condensation. Ask specifically about ventilation on the quote, cheaper jobs often skip it and you find out two winters later when the loft insulation gets damp. Guarantee lengths vary wildly: 10 years is standard, some brands (Freefoam, Swish) will underwrite 25-year colour retention.
